How to Get Your Home Ready to Sell: Part 1

Deciding to sell your home is a tough decision to make on its own, but getting your home ready to sell is a whole other level of stress. It is easy to become overwhelmed with everything you have to do, from finding the right realtor to packing up and moving out. But no worries! Team French is here to help. In our experience, the homes that sell for top dollar and get sold faster than the competition with fewer issues are the homes that look clean, well maintained, clutter-free, organized, and well kept. Buyers will often overlook things like dated features or fixtures, damage, or worn surfaces if they feel like the home is clean and well cared for. We’ve assisted countless homeowners in preparing their homes for sale, and we can do the same for you. Check out our list of recommendations to get you started on prepping your home to market.

Half-Empty Closets Show Off Storage Space

Ample storage space is something every buyer is looking for and can never have enough. Take half the stuff out of your closets and pack what you won’t need while selling your home. Then neatly organize what’s left in there. Buyers will snoop, so always thoroughly declutter before showing your home. By cleaning out all of your closets, you’ll not only give the appearance of a well-kept home but also show off the storage space. Remember: clean and well kept always scores high on a buyer’s list!

Light It Up – Inside and Out!

One of the top-selling points of homes these days is a light, open, airy feel. Lightening up your home is easy! Here’s a few things you can do:

  • Swap out the lightbulb to ones with higher wattage – they’ll brighten up any space. Many people have the older fluorescent bulbs or dingy floods that should be replaced with the newer bulbs on the market that offer brighter cleaner light.
  • Cut and trim bushes and trees that are blocking your windows – this will let more natural light shine through the interior and make it seem less crowded on the exterior. It will create a more welcome feel to the home.
  • Have dark, shadowy corners in a room? Add more lights and lamps throughout, and make sure to turn them all on when showing your home.

Do whatever is needed to make your home bright and cheery. It will be a huge selling point for buyers!

De-Personalize Your Home

One of the biggest tasks of getting your home ready to sell is de-personalizing it. The more personal items you keep in your house, the fewer potential buyers can envision themselves making it their own home. While you want to make your home look livable, keep the remaining things as basic and neutral as possible.

Here’s an exercise for you—if you were moving out today, what would you want to take with you? Take all the items that make your home “you”: family photos and albums, stylistic decor, and personal collections). Then pack them up and put them in storage. Give away anything you don’t want to keep, throw away as much as possible of whatever else remains, and then pack the rest to get ready to move.

If you’re still not sure if you’ve removed enough personal items, ask us! Not only are we Realtors, but we’re trained and experienced in home staging. Team French will help you maximize the full selling potential of your home without even spending a dime. We’re more than happy to walk through your home and help you edit your remaining belongings. It’s unnecessary to have art or decor on all your walls, just a few tasteful neutral items. We’ll also help you rearrange your furniture to best showcase the floor plan and maximize the use of space.

Be Show Ready and Dress to Impress

Once you’ve done all of that, it’s time to put on a show! Now that it’s on the market, your home needs to be show-ready and in tip-top shape at all times. That way, your house will always be ready for a showing.

So, don’t leave dirty dishes in the sink or dishwasher, or forget to dust and sweep. Be sure to keep your bathroom as clean as possible (especially after all that caulking and grout work!) and make the beds every day. When preparing for your house to be shown, try putting a roast in the crockpot or baking some cookies – it gives it a homey feel.

All of this sounds inconvenient, but trust us – it’s what will sell your house!
